Buying a property at auction

We will review the extent of the boundaries of the property in the title documents to confirm that you are buying all that you think you are.

Title

We will review the title to the property and report on any covenants or restrictions which could affect the current and/or future use of the property.

Contract

We will review the contract and report on any unusual or adverse conditions or conditions which could increase the cost of buying the property.

Property Information Questionnaire(s)

We will review these forms and report on any critical information that may arise.

Searches

We will review any searches which are included within the pre-auction pack and report on any issues they raise. We can also undertake bespoke searches depending on the proposed use of the property and report to you.

Ancillary Documents

We will also report on any ancillary documents that may be included within the pre-auction pack and highlight anything which appears to be missing.

Undertaking research before becoming contractually bound to buy the property is crucial. Each pre-auction pack review will be tailored to account for your planned use of the property to ensure the property is appropriate for your needs and that there are no unpleasant surprises.

It is advantageous for us to have access to the pre-auction pack as early as possible as that gives us the opportunity to ask questions of the seller's solicitor, obtain copies of any missing documents and raise searches - however we can work with you to provide a pre-auction pack review at short notice.
