	Local Authority Searches * – Your conveyancer will be required to undertake various searches. These may include a Local, Drainage and environmental search. Certain areas may also require a coal mining and/or chancel search. The price can vary depending upon the local authority and the lenders instructions and the figure quoted is an average. Your law firm will confirm the exact figure on instruction.
	Whilst every effort has been made to ensure that the estimate provided is accurate, we reserve the right to raise further charges if the complexity or amount of work involved exceeds the levels anticipated at this stage. The Solicitors fees are valid for 28 days following the date of calculation. Please note that the cost of the disbursements are subject to any increases (which are out of our control) which may be imposed by the third party suppliers, or if some of the information it is based on proves later to be incorrect. It is applicable only to properties situated in England and Wales.
